Steps to a PA Real Estate Salesperson License / Appraiser License

STEPS TO OBTAIN A PENNSYLVANIA REAL
ESTATE SALESPERSON LICENSE
1. You must be 18 years of age or older.
2. You need to take the two
required courses:
A. Real Estate Fundamentals
B. Real Estate Practice
3. You then
need to submit a completed application to take the Pennsylvania State
Salesperson Licensing Examination.
4. Pass the Pennsylvania State
Salesperson Licensing Examination.
5. You then have 3 years to obtain your
license by submitting the proper documents through a sponsoring
broker. One of these documents include a "criminal background check" on the applicant.

NOTES ON THE PENNSYLVANIA STATE
SALESPERSON LICENSING EXAMINATION
The exam is administered by PSI testing service. I will give you a
complete schedule of dates and locations during the first class. I will also
give you a "Candidate Information Brochure" the first class with the phone
numbers, costs, and other information regarding the test. There are testing
centers in Clarks Summit, PA, Allentown, PA, and other locations.
Note: The above information is similar for both "on-line" and "live" courses.

STEPS TO BECOME A PA. STATE CERTIFIED REAL ESTATE APPRAISER
1. Call the PA State Board of Certified Real Estate Appraisers at 1-717-783-4866.
When you get the voice mail system, press the star key "*", then "2" and "2" again. You will be prompted to give your
name, address, etc. By completing this step, you will be ordering an "application packet."
This application will be mailed to you, free of charge from the Pa. Board of Appraisers. In this packet you will
see a copy of the latest Pa. State Board of Certified Real Estate Appraiser's Rules and Regulations
describing in detail all of the steps needed to become either a PA. certified residential or
a Pa. certified general real estate Appraiser. You will also obtain a list of all approved schools
that can offer classes for initial education for Pa. appraiser candidates. In this packet
you will also receive an appraisal "log" onto which you record your hours as an appraisal "assistant."
You will also receive other information.
Remember...THERE IS "NO" REQUIREMENT TO HAVE A COLLEGE DEGREE TO BECOME AN APPRAISER!
PA. CERTIFIED "RESIDENTIAL" APPRAISER REQUIREMENTS as of January 1, 2008
A. The "residential" appraiser candidate must complete 200 hours of approved initial courses.
(45 hours of this 200 hours must be taken BEFORE any of the minimum 2 year "apprenticeship" can begin.)
Of these 45 hours, 15 hours MUST be the NATIONAL 15 Hour USPAP course, taught by an approved instructor.
B. There are college courses required, as well. NOTE: There is NO COLLEGE DEGREE required to be an appraiser!
However If a "residential" candidate has an associate degree or higher,
the college credits listed above do not need to be taken. See the APPRAISAL FOUNDATION LINK below for a list
of these college courses.
C. There is an "apprenticeship" period of at least 2 years working with a Pa. Certified RE Appraiser.
After completing and documenting her education on application forms provided by the Pa. Appraiser Board, the
candidate submits this documentation to the Pa. Appraiser Board.
The Pa. Appraiser Board may then require additional documentation, including possible "samples"
of the candidate's work-the Pa. Appraiser Board will decide how many and which samples are to be submitted.
D. After the Pa. Appraiser Board approves the application, the Pa. Appraiser Candidate must
then take and pass the appropriate Pa. Appraiser exam.
The requirements for the Pa. GENERAL Appraiser license are different and somewhat longer than those stated above.

2. As you will see in the application packet or web site, education, experience, and other requirements are needed.
3. These requirements may be subject to change.
4. Remember, NONE of your Pa. appraisal experience will count UNTIL you have successfully
completed your basic INITIAL educational requirements of 45 hours, of which the 15-Hour NATIONAL USPAP COURSE,
taught by an "AQB Certified USPAP instructor" is part.

"AQB CERTIFIED USPAP INSTRUCTOR" THAT OFFERS THE 15-HOUR
"NATIONAL" USPAP COURSE.
